1. CHECK-IN/CHECK-OUT: We will contact you prior to your arrival, please let me know if you have any questions or concerns. Check-in time is 4pm. (PST). Checkout time is 11:00 am (PST). Early check in’s and late check out’s are available if requested depending on availability. Please assure that all doors, sliders, and windows are securely locked and lights and heat are turned off. We are not responsible for items left in the rental home, but will make every effort to return your personal property.
2. FIRES: All State of Idaho rules and regulations apply. No outdoor camp or cooking fire unless it is in a fully contained fire pit within the ground or wood stove. Water supply must be within 150 feet. No fireworks. No candles are permitted on property without prior permission from the owner. Please make certain the fire is fully extinguished when you are finished…remember, Smokey the Bear says “douse, stir, douse”!
3. LINENS/TOWELS: We will supply the linens and towels but it is the guest responsibility to keep them in a use-able condition. If an accident does happen and is not reported to us, the guest will be held responsible for the damaged linens and/or towels. Linens, towels, blankets and pillows are all property of the rental. Please do not take any of these items or you will be held responsible for the replacement cost.
4. QUIET TIME: Quiet time is defined as 10:00pm to 8:00am. No excessive noise should happen during that time period. If an event is going to be excessive in noise after 10:00pm, it must be pre-approved by us prior to it happening.
5. NO SMOKING: There shall be no smoking inside the premises. Smoking is permitted outside the home only. $75 fine may be imposed if cigarette butts are not properly disposed of as well. Illegal drug use and/or illegal substances are strictly prohibited.
6. PET RULES: No pets are allowed on the property without the PRIOR APPROVAL of the property owner. A fine of $100 per pet will be charged if rules are broken. There will be a $100 pet deposit for each pet and 3 pets maximum. All dog poop must picked up and dogs must stay on the property, please do not let pets in the neighbors yards.
7. OCCUPANCY LIMITS: You agree not to exceed occupancy limits set by the owner, which were provided to prior to your reservation. A $75 per person/per night fee will be charged if the occupancy rules are broken. At all times there must be one adult at least twenty-one (21) years old present with minors on the property. Please do not allow children on the upstairs balconies without adult supervision. Sauna is to be used by adults 18 and older and used at your own risk.
8. BOATING: Please familiarize yourself with local and state boating laws (pamphlets provided). Remember, there is a 200’ no-wake zone from all land and docks. The no wake zone is extended to the open area of the lake. Please be mindful when boating near all dock areas. It is the tenant's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the lake. Tenant agrees to have responsible adults supervising minors in the water at all times. There will be children’s life jackets available upon request.
9. OUTDOOR FURNITURE: Winds can kick up at a moments notice. Please make certain umbrellas are down and furniture is secured when you leave the patio/deck areas.
10. JACUZZI: There is no fence around the Jacuzzi so it is the responsibility of the guest to keep the cover on when not in use. No children inside Jacuzzi without adult supervision. All guests are responsible for any and all accidents using the Jacuzzi. Please be cautions. It would be greatly appreciated if you would rinse off your feet before getting in, so we can keep the dirt and grass to a minimum.
11. BACKYARD: NO children should be left unattended outside without adult supervision. Please watch children at all times on the hill/beach and please not play on the rocks.
12. TERMS OF OCCUPANCY: The rented property is a private residence and you agree to indemnify the owner for any damage or loss to the property or its contents that occur during your stay. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property anytime during your stay. Further you agree to abide by the rules and regulations of the community and refrain from any activity, which interferes with the quiet enjoyment of its residents. We reserve the right to evict anyone disobeying these rules. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.

By reading this contract you are agreeing to pay any fines incurred by breaking any of the above rules and regulations. Also, agreeing that any infringement of these rules and regulations is reason for immediate eviction if deemed necessary by the management.
